Can you hold a place before I apply?
No. Properties are only reserved once a deposit is taken, and we only accept deposits from approved applicants. Our deposits are non-refundable and we would never want to forfeit your deposit to the homeowner in the event your application is denied. -
Do I pay first month’s rent and last month’s rent with my security deposit?
No. Only your first month’s rent and the security deposit are due upon lease signing. -
How old do you have to be to apply?

Applications are online only. Online applications are $85 for each occupant 18 years and over -
Is the security deposit refundable?
Security Deposits to reserve a home are non-refundable and non-transferable. Your leasing agent will make sure you are approved before taking your deposit, and will ensure you are committed to the property that you have selected. Once you move into the property, your security deposit is refundable at lease end, depending on the fulfillment of your lease terms and on the condition of the home once you vacate. -
How do I pay rent?
Current residents can pay online using a checking account or credit card via the resident portal on our website. -
I want to get a pet. What do I do?
First, email your Property Manager of your request for a pet. Do not move a pet into the property without permission. We will contact the owner and submit your request. If the owner does allow the pet, an increased security deposit and monthly fees will be required and a pet addendum must be signed. -
I want to move out, but my roommate wants to stay. What do I do?
First, your roommate must be able to financially qualify for the property on their own. Second, your roommate must agree to solely take over the lease. If both conditions are met, then the next step is to communicate this to your Property Manager. -
My lease expiration is coming and I want to move out. What do I do?
Notify your Property Manager at least 30 days in advance in accordance with your lease agreement. -
Who is responsible for paying for repairs?
If the repair is necessary due to natural wear and tear, typically the homeowner is responsible. If the repair is necessary due to tenant negligence the tenant will be billed and the homeowner will be reimbursed for repair costs. We provide before and after pictures of each repair so that our owners can verify any repairs made and that the charges are reasonable and fair. -
How do I notify someone of a maintenance issue?
All routine maintenance requests must be submitted through the resident portal. Maintenance requests that are of an emergency nature should be called in to 904-999-9243. -
If I am late on my rent, what is the late fee?
We charge a $150 flat fee if rent is late. Rent is considered late after the first, but we give a grace period until the 3rd. Late fees are charged on the 4th of each month
